What is Dual Key?

Dual-key units is a very interesting concept.

One main door with 2 separate entrances with a possibility of renting out to 2 groups of tenants. 2 independent units with each holding a separate set of keys. Usually is in a form of 1 side studio unit, the other a 2 bed or 3 bed room unit.

The studio unit, with its own kitchen and bathroom, has a separate entrance which opens to a foyer that is shared with the main unit.

Maintenance fees is as one whole unit. Rental Price usually market practice is included in unless you want to specify otherwise.


Why Dual Key?

Expats working in Singapore needs to rent a place to stay alone or with family. Those alone will look for a studio and those with family will look for a 2 or 3 bedroom to rent, as they may not wish to pay the 10% Additional Buyer Stamp Duty, ABSD.

Singapore government is encouraging children to stay with or near their elderly parents. Dual Key encourages multi generation to stay together and has their own privacy.

Executive Condos

ECs are privatised at the 10-year mark. Before that, they are considered as public housing, just like any HDB flat. And like HDB flats, they are also subjected to the Minimum Occupation Period (MOP) of 5 years. However, upon privatisation, they are considered as private condos that can be sold to foreigners.

One Canberra has reached the Minimum Occupation Period (MOP) in 2020.

Family nucleus

You will need to qualify for the EC under one of these eligibility schemes:

  • Public Scheme
  • Fiancé/Fiancée Scheme
  • Orphans Scheme
  • Joint Singles Scheme

Citizenship

  • You must be a Singapore Citizen
  • At least 1 other applicant must be a Singapore Citizen or Singapore Permanent Resident
  • All singles must be Singapore Citizens if applying under the Joint Singles Scheme

Age

  • At least 21 years old
  • At least 35 years old, if applying under the Joint Singles Scheme

Income ceiling

Your household income must not exceed ^$16,000 income ceiling.

Property ownership

  • You do not own other property overseas or locally, or have not disposed of any within the last 30 months
  • You have not bought a new HDB/ DBSS flat or EC, or received a CPF Housing Grant before; or, have only bought 1 of these properties/ received 1 CPF Housing Grant thus far
